How to Decide Which Room to Remodel in Your Germantown Home

Like many builders offering renovations and additions in Memphis, we’re often asked for Tennessee remodeling tips, and one of the most common is how homeowners can decide which room in their home should be remodeled first.

In some cases, it’s easy to choose if there’s been damage to a particular room or if one room is noticeably dated in an otherwise updated home.  But sometimes it’s a little harder to decide which remodeling project you should tackle first. The good news is that there are several easy questions you can ask yourself to answer this question.

What is Your Budget?

The first and possibly least negotiable question you need to answer is what your renovation budget is. Certain remodeling projects, like custom kitchens and designer bathrooms, cost more money because there are more complex elements involved in the remodel. Projects in living rooms and bedrooms, where changes may be simpler (such asto flooring and wall finishes), can be a lot less expensive.

Be realistic with your budget, and try not to settle. If you don’t have the budget you need for the project you really want to tackle, choose something else, or keep saving for a little longer. There’s nothing worse than a cut-price remodeling job.

Which Room Will Give You the Biggest Return on Investment?

Remodeling a room that you rarely use does not make sense, unless every other room in your home is already exactly as you would like it to be. Make a list of the rooms in your home that need attention, and then arrange them by how frequently they are used. The rooms at the top of that list are the ones you should focus on first.

Which Renovation Will Impact Your Lifestyle Most?

Families often choose to remodel to improve their lifestyle. Usually, that means converting a basement into living space, adding rooms so kids no longer need to share, or making other major changes to your home. Decide which changes would have the biggest impact on how you live, then opt to do those renovations first.

Which Remodeling Projects Will Add the Most Value?

Remodeling anything in your home is likely to be a substantial investment. Some investments will add more value to your home than others. It’s important to choose to spend money on projects that will increase the value of your home so that if you want to sell one day, you get the return you deserve. Consider talking to a local realtor to get a feel for the type of features that increase home value in your area, and focus your attention on those areas first. Also remember that certain highly specific remodels, like adding an art studio or installing very unique cabinets or flooring, could hurt the resale value of your home.

Which Rooms Need the Most Help?

Finally, remember that sometimes, necessity does dictate what you remodel first. If you do have outdated wiring, have had a flood or have structural or leaking issues, then it makes sense to fix those items first. Over time, damage to your home adds up, and spending your renovation budget on other elements if you have more pressing issues elsewhere could cost you in the long run.
